Building Automation Systems
The FAS Team promotes and provides “open system” protocol
building automation systems or Information Technology (IT). These “open
protocol” systems allow for easy interoperability with other systems
such as Lighting, Access and CCTV allowing for a completely integrated
building. Completely integrated buildings provide world class information
to optimize energy usage by improving energy management and power procurement
decision making, while at the same time they reduce installation costs
and reduce training resulting in a comprehensive Building Automation
approach to managing your building.
Utility Meter Monitoring
The FAS Team installs both hardware and software needed to monitor loads
in a single building or multiple buildings. Our software allows the
monitored information to be viewed in formats that allow the user easy
access and manipulation of this information. The software also allows
the customer the ability to track and analyze the monitored information
under various scenarios. Ultimately the utility information has numerous
uses including tracking an implemented energy strategy, compiling information
for bundled utility purchases, comparison to the local utility’s
information and more.
Lighting Control Systems/Retrofits
Energy consumption utilized to operate lighting is one of the largest
energy consumers of any building, the FAS Team designs, installs and
commissions lighting control systems that save energy dollars, protect
assets and are easily monitored and controlled. Technology has made
great advances and even if you’ve had a lighting retrofit more
than five years ago, chances are that in that a new lighting retrofit
could provide additional energy savings and at the same time provide
lighting enhancements.
Access Control Systems
Access to buildings has never been more important. The FAS Team designs,
installs and commissions Access Control Systems that protect occupants,
limit access to secure areas and provide detailed reports of who, when
and where employees are accessing your building. Our Access Control
Systems are designed around “ease of use” to the end users
needs. If you have an older Access System that is not meeting your expectations,
there’s a good chance we can enhance this system to bring it up
to today’s standards.
CCTV Systems
As noted above, access to buildings has never been more important and
enhancing the access is the physical recording of who is entering and
leaving your building. With CCTV you can ensure that the person with
the access card or key is the person who should be using the access
card. Additionally, you can typically view what’s occurring around
your building providing undisputable recording of the activities at
your building. The FAS Team provides the latest in technology and integration
for monitoring your building.
System Integration
There are many different systems in the typical building including;
HVAC Control, Lighting Control, Access Control, CCTV and others. Operating
these systems independently may often be redundant, cumbersome and time
consuming. Providing integrated strategies for these individual systems
to one central operating system results into one comprehensive Information
Technology system where implementation of global strategies can be implemented.
Global strategies will save time, training, improve energy efficiency
and improve the overall facility operations.
Project Management
The FAS Team works with Manufactures, Engineering Firms, Building Owners,
and other customers requiring project management expertise. Our Project
Management process includes; subcontractor selection, billing processes,
schedule of values, job scheduling, benchmarking, job completion and
scheduling. The project could then include Facility Automation Systems
Commissioning and or Validation at the end of the project to ensure
a complete functional system. At the end of the project we ensure that
the owner is ready to accept the final project complete with operation
and maintenance procedures.
System Commissioning/Re-commissioning
The FAS Team provides commissioning services on new facilities, while
in existing facilities the term re-commissioning is used. The Commissioning
and Recommissioning process are essentially the same in which our process
of examination of the actual building equipment systems operation and
maintenance procedures are operating to the intended design and operation.
Utilizing Energy Measurement, Equipment Testing, Equipment Tune-Up and
the latest in Technology the FAS team provides a detailed report indicating
changes and our recommendations. The combination of HVAC and Controls
experience gives the FAS Team the perfect combination of experience
for a detailed assessment of any buildings overall operation.
Start Up and Validation
The FAS Team provides Start-up and Validation services typically as
a third party commissioning agent. These services typically include;
acting on behalf of the owner, inspecting the installation of the HVAC
and Automation Systems to insure the installation commissioning processes
have been completed to design or specification.
Energy Management and Energy Planning
The FAS Team works with Building Owners, Building Managers, Engineers
and the local utilities to develop and execute energy management strategic
plans. Both long and short term plans are designed specifically around
the strategic plan that is developed in the initial planning stages.
Strategic plan considerations typically include Internal Rate of Return
(IRR) requirements, short and long term facility requirements, capital
budgets for equipment replacement and other items. Once the strategic
plan is in place, a baseline energy consumption report is established.
Once the baseline is established all future energy saving opportunities,
will be measured against the strategic plan to ensure they meet the
plans standards. Once opportunities meet the strategic plans requirements,
Facility Automation Systems identifies the necessary contractors to
implement these opportunities. At the same time the local utility, state
and federal agencies are contacted to determine if rebate funding is
available. As the project is implemented, progress reports are made
to the necessary representatives including critical path milestones.
Upon completion of the installation, the project begins its measurement
and verification process to determine actual energy savings versus calculated
energy savings.
Energy Audits
The FAS Team is experienced with the process of conducting an on-site
energy assessment of your buildings. Over the past 12 years the FAS
team has been involved with hundreds of buildings totaling over 10 million
square feet of energy retrofit projects. Our first hand experience not
only allows our team to identify energy efficient opportunities quickly,
but also allows us to quickly ascertain the feasibility of the project.
The FAS team can also provide detailed studies, audits of actual measured
data and determine detailed feasibility studies.
